We Design and Deliver Ready-to-Build Barndominium Kits

What’s included in the barndominium kits varies by the type of barndo kit you are looking at. Here is a high-level breakdown of each kit type.

  • The Red Iron kits include structural steel, 26-gauge PBR metal siding, and 26-gauge metal roof panels. Red Iron requires cutting and welding on-site.
  • The Cold Formed Steel (CFS) kits include the shell, interior framing, siding, roofing, windows, and exterior doors. The Cold-Formed Steel panels are labeled, allowing most people with general construction knowledge to assemble them. The CFS panels are pre-drilled for electrical and plumbing runs.
  • The SIPs kits typically include structure, insulation, windows, exterior doors, siding, roofing, and internal wall framing. Requires special skills for installation.

Barndominium Kits with prices do not include shipping costs, foundations, construction, or finish out. We can help you get prices from our partners.

We have a few other kits available for specific plans, including bolt-up red iron prefab building systems, prefab galvanized steel metal buildings, and hybrid kits.

Barndominium Kit Types Offered

My Barndo Plans currently offer three types of kits: Red Iron steel kits, Structurally Insulated Panel (SIPs) kits, and Cold-Formed Steel (CFS) kits. Some homes only make sense in a specific material. For example, smaller homes work great in CFS or SIPs, but it may not make sense to build them in Red Iron. Homes with large open spans make a lot of sense in Red Iron, but would not make sense in CFS. Almost all of our homes can be made in SIPs.

PLEASE NOTE: Different kits have different deliverables and different erecting needs.

What is included in a barndominium kit?

Each barndominium kit includes pre-engineered structure, roofing, and siding components designed for strength and efficiency.

These SIPs and CFS kits arrive ready to build, minimizing waste and reducing construction time while maintaining precise quality control and consistency across every structural element. Red Iron kits require a professional welding crew on-site for assembly and erecting.

From steel frames to pre-painted panels, every component is customized to your layout, with hopes of a seamless fit that supports lasting performance and durability.

What’s included with a Kit Package?

We have three main kit types, and because of the nature of the SIPs and Cold Formed Steel Kits, we need to know exact window dimension before we begin products, so we must include windows and doors with those kits. The Red Iron kits are more flexible, and we normally adjust window and door opening sizes during the install, so for that reason, windows and doors are not included automatically. The Lonesome Dove in Tolar, TX, is one of our first SIPs built in TX. The family that owns it is one of our favorites. This Dove has cathedral ceilings and uses minispits for heat and air. During a recent cold snap in TX, the owners wrote us, “It’s so cold here, yet we don’t have the heat on, and it’s super comfortable in the house!!!!”

How much does it cost to build a barndominium?

Based on our experience, the cost of building your barndominium from a kit varies depending on several factors. Your build location has a significant impact on your final price. You can expect to spend between $80-$300 per square foot to finish a home. (We have built in areas where the builders are quoting is $600 per square foot, for much, much, much less.)

Major factors that drive the price to complete your barndominium.

  • Foundation requirements
    • Building in cold-weather areas requires a frost wall
    • Soil conditions vary; the better the soil, the less expensive the foundation
    • slabs, crawlspace or basement. These all impact cost.
  • Ceiling Heights
    • Higher ceilings cost more – more materials, more labor.
    • You can lower your overall build cost by having 8-foot ceilings
  • Finish Out
    • Flooring type (Luxury Vinyl, Carpet or Wood?)
    • Base Boards, (taller equals more money)
    • Cabinets, prices, and quality vary greatly.
    • Countertops, depending on the material, you can go from $20 per sq foot to $300+

Can we make modifications to your kits?

Absolutely. We can modify any of our plans for a minimal fee. Many families also bring custom plans they’ve created elsewhere, and we’re happy to help with those as well.

Before you purchase a plan, we prefer to review your desired changes with you. This ensures you understand all costs associated with modifications upfront—no surprises later.

Is drywall included in the kit?

No. Drywall is not currently included in any of our kits.

What other costs should we plan for when building a Barndominium from a kit?

The kit covers your structural shell—but several other cost categories must be considered:

  • Foundation (varies by soil conditions, local requirements, and size)
  • Electrical, Plumbing, HVAC
  • Interior Finishes (drywall, flooring, cabinets, countertops, fixtures, paint, etc.)
  • Land costs (not included in any kit estimate)

A note on estimates:
Your Regional Manager will work hard to provide accurate budget estimates. However, final pricing is not guaranteed until a formal proposal is issued.
Proposals are valid for 15 days due to changing market conditions.

Do you erect the kit?

Yes, we can erect your kit or help you find a local partner with whom you can contract directly.

Will your kit meet our local wind or snow load requirements?

Yes. Every kit is professionally engineered to meet or exceed your local city and county building codes.
