We’re excited to share our latest barndominium project, the Blue Magnolia. We offer three types of barndominium kits, this was red iron kit 3,000-square-foot home built recently in Marion, South Carolina. This uniquely crafted kit is now home to a local business owner, showcasing how barndominiums can serve as both a comfortable residence and a functional workspace.
From Concept to Kit
Every My Barndo Plans project begins with a vision. For the Blue Magnolia, our team designed and engineered a layout that would balance living space and business needs. At 3,000 square feet, the final plans included:
- Three bedrooms
- Two-and-a-half bathrooms
- A spacious shop area perfect for running a small business or storing equipment
Once the plans were finalized, we created the prefabricated steel components. The robust red iron framing ensures durability and resistance to the elements—vital for anyone seeking a structure built to last.

Fabrication & Delivery
Every piece of steel was carefully crafted to precise specifications. The photos you’ll see below show some of the last touches on the red iron beams before shipment. After fabrication, we arranged for the entire kit to be delivered directly to Marion. By prepping all the components in advance, we ensure that every piece fits exactly where it should—reducing both construction time and potential material waste.

Erection by a Third Party
We arrange for a local crew to erect the building. Although our role involves designing, engineering, and fabricating each kit, we collaborate with local contractors to handle the on-site erection process. In Marion, a skilled third-party crew took over once the delivery trucks arrived. Their expertise and attention to detail shine through in the final result. We believe in empowering local builders who know the region’s codes and conditions best, leading to smoother construction and a top-quality finish.
A Space for Living & Working
One of the most exciting aspects of this project is that the Blue Magnolia will serve as both a home and a workspace. The interior design features an open-concept living area, plenty of natural light, and modern finishes that make the steel structure feel cozy yet contemporary.
