The Erection Process for “The Tranquility” ADU – Tolar, TX
In the quiet, open spaces of Tolar, TX, the Tranquility ADU is coming to life as an in-law suite, offering both comfort and modern design. This build is unique, not only for its purpose but for the precision and efficiency brought by Cold Formed Steel (CFS) and advanced building technology.
The Engineering Process
The Tranquility ADU is available nationwide, and we adapt the engineering of each unit to meet the specific local conditions of the area in which it’s being built. Whether it’s wind loads, seismic activity, or climate concerns, every detail is taken into account to ensure the structure meets local building codes and environmental requirements. The process begins with a CAD file of the design, which is then converted into a specialized machine file. This file is fed into the FRAMECad machine, which precisely fabricates each individual steel stud according to the blueprint specifications, ensuring accuracy and strength tailored to each build location.
Prefabrication: Efficiency in Motion
One of the most efficient aspects of this build is that the majority of the work happens off-site. In the factory, these cold-formed steel studs are assembled into 8-foot panels. Each panel is precisely labeled to match the blueprint, making it easy for the erecting team to quickly locate and install the pieces on-site. This system minimizes the margin for error and accelerates the overall construction process.
On-Site Erection: Day 1 to 2.5 Progress
When the pre-assembled panels arrive at the building site, they’re staged using a TeleHandler, ensuring that each panel is placed in the right location for quick assembly. The first panel is set in place using RamSet concrete bullets, temporarily holding the panel in position while the rest of the structure begins to take shape.
The efficiency of this system becomes evident as the walls, both exterior and interior, go up rapidly. The panels are secured to the foundation with Simpson Strong-Tie Anchor Bolts, ensuring that the structure is locked in place, ready to stand the test of time.
Within just 2.5 days, the Tranquility has gone from a bare concrete slab to a fully framed structure. This includes the installation of the roof trusses and completing the skeletal structure of the ADU.
Building Envelope: Sealing in Comfort and Efficiency
With the framing complete, attention turns to the building envelope. The ZIP System R Sheathing, an insulated and engineered board, is applied to the exterior walls. In this case, R3 Insulation has been used for added energy efficiency, keeping the interior comfortable in both winter and summer. The sheathing also goes up on the roof decking, enhancing the home’s insulation and moisture resistance. The general contractor will add additional insulation later to ensure top-tier energy performance.
