Each 2BR kit includes the primary structural components for your barndominium shell, like shell framing, roofing panels, 26 GA siding. Our CFS and SIPs kits include windows, exterior doors, and interior framing. Each kit includes full engineering documentation and stamped plans for permitting where required. Interior finish items like flooring, cabinets, and HVAC are not included, as these are typically sourced locally. Full kit contents are listed on each individual kit page.

Total build costs vary widely by region, finish level, and whether you're acting as your own general contractor. As a general guide, most buyers budget $150–$250 per square foot for a fully finished barndominium when combining kit cost, foundation, labor, and interior finishes.

Yes. We ship to most of the contiguous United States. Freight costs vary by destination. Shipping can be free based on location. Some remote or rural areas may involve additional freight coordination. Our team is happy to discuss delivery logistics before you order.

All kit types ship with engineered drawings that support the permitting process. Cold-formed steel kits tend to be the most familiar to local building departments since the framing profile mirrors conventional construction. SIPs and red iron kits are also well understood by most jurisdictions, but may occasionally require a brief conversation with your local building official. Our documentation team can assist if questions arise during permitting.

Modifications are possible on many of our plans prior to engineering. The scope of what can be changed depends on the structural system and the extent of the modification. Contact our team before purchasing and we'll let you know what's feasible for the specific kit you're interested in. Typically any wall changes to CFS require new engineering. Red Iron is the most forgiving for changes.
