Choosing the Right Affordable 3 BR Barndominium Kits Kit Type

Our barndominium kits are available in three structural systems. Each has distinct advantages depending on your budget, timeline, and long-term goals. Here’s how they compare:

Red Iron Steel Less Upfront

The most affordable way to get started into barndominium construction, may not save money in the long run. Red iron steel shell frames are extremely strong, fast to erect, and widely supported by local contractors across the country. The structural shell goes up quickly, leaving you to finish the interior on your own schedule and budget.

Best for: Budget-conscious builders who want maximum square footage for the dollar and plan to manage their own interior finish-out.
SIPs Most Energy Efficient

Structural Insulated Panels combine wall framing and insulation into a single engineered component, delivering an exceptionally tight building envelope. SIPs home kits typically reach a finished state faster than stick-built construction and can significantly reduce long-term heating and cooling costs.

Best for: Buyers prioritizing energy efficiency and faster time-to-move-in who have a larger upfront kit budget.
Cold-Formed Steel Quick - Possible DIY

Cold-formed steel framing for your home offers the precision of light-gauge steel with a profile that mirrors traditional wood-stud construction. CFS is non-combustible, resistant to pests and rot, and familiar to most finish contractors — bridging the gap between red iron and SIPs kits.

Best for: Builders who want steel’s durability with a conventional framing layout that local trades can work with easily.

Frequently Asked Questions

Each kit includes the primary structural components for your barndominium shell, like shell framing, roofing panels, 26 GA siding. Our CFS and SIPs kits include windows, exterior doors, and interior framing. Each kit includes full engineering documentation and stamped plans for permitting where required. Interior finish items like flooring, cabinets, and HVAC are not included, as these are typically sourced locally. Full kit contents are listed on each individual kit page.

Total build costs vary widely by region, finish level, and whether you're acting as your own general contractor. As a general guide, most buyers budget $150–$250 per square foot for a fully finished barndominium when combining kit cost, foundation, labor, and interior finishes. Your kit is typically 15–30% of the total project cost depending on the kit type selected.

Yes. We ship to most of the contiguous United States. Freight costs vary by destination and kit size and are calculated at checkout. Some remote or rural areas may involve additional freight coordination. Our team is happy to discuss delivery logistics before you order.

All three kit types ship with engineered drawings that support the permitting process. Cold-formed steel kits tend to be the most familiar to local building departments since the framing profile mirrors conventional construction. SIPs and red iron kits are also well understood by most jurisdictions, but may occasionally require a brief conversation with your local building official. Our documentation team can assist if questions arise during permitting.

Modifications are possible on many of our plans prior to engineering. The scope of what can be changed depends on the structural system and the extent of the modification. Contact our team before purchasing and we'll let you know what's feasible for the specific plan you're interested in. Typically any wall changes to CFS require new engineering. Red Iron is the most forgiving for changes.

Why Choose a 3-Bedroom Barndominium Kit?

A 3-bedroom barndominium kit is one of the most versatile home sizes we offer. It provides enough space for
families, guests, or a dedicated office without stepping into oversized, higher-cost builds. For many buyers,
this size hits the sweet spot between affordability and long-term livability.

3-bedroom layouts work especially well for:

  • Growing families who want room without wasted square footage
  • Couples planning for guests or future expansion
  • Homeowners who need a full-time office or flex room
  • Investors building mid-sized rental properties

Compared to smaller two-bedroom kits, 3-bedroom homes offer better resale flexibility and more layout options.
Compared to four-bedroom builds, they typically require less foundation, less roofing, and fewer materials overall,
which can reduce the total project cost.

What Impacts the Cost of a 3 Bedroom Barndominium Kit?

While kit pricing varies by size and material type, the biggest cost drivers usually include:

  • Overall square footage
  • Garage or shop space
  • Roof complexity
  • Your chosen structural system (SIPs, Red Iron, or Cold-Formed Steel)

SIPs kits are often selected for energy efficiency and speed of installation.

Red Iron kits are ideal when large open spans or shop space are priorities.

Cold-Formed Steel offers precision engineering with lighter components.

Your final build cost will also depend on site work, foundation type, interior finishes, and local labor rates.
The kit provides the structural shell and core materials, but finishing decisions play a major role in your total
investment.

Is a Three-Bedroom Barndominium Right for You?

If you want a home that is large enough to live comfortably but still efficient to heat, cool, and maintain,
a three-bedroom barndominium is often the right balance. We recommend a minium of 2 full bathrooms to maximize your resell value.

Many of our clients start here because it offers:

  • Strong long-term resale appeal
  • Flexible room usage
  • Manageable build budgets
  • Efficient use of materials

If you’re unsure which kit type or layout fits your land, climate, or goals, we can help you compare options and choose the system that makes the most sense for your build.
