We have four full-time licensed architects on staff. This number fluctuates between 3-5 based on turnover.
Yes, we have a builder on staff with the title of Construction Manager. He manages the kit process and consults with home owners and general contractors that are using our kits. He is a licensed builder.
Officially, This company was formed in June of 2023. Experience on the team ranges from 3 to 20+ years.
We send engineered plans to our partners to fabricate our kits. Based on our volume of steel, metal and SIPs components purchased, We have incredible buying power with the fabricators. With some of our suppliers we are their largest customer.
Most of our home plans are available in multiple kit types. The kits are self contained and you only need one of the kit types.
Smaller homes are almost always best in SIPs or Cold Formed Steel. When in doubt, go with SIPs. Your all in price will be similar but in three years your SIPs energy saving will begin to offset the difference. (based on 3rd party research)
Larger Homes are almost always better in SIPS if the kit type is available for the plan you like. If you want that true barndo feel Red Iron or Galvanized Steel is the way to go. We are biased, everyone on the staff would build in SIPS. The founder of the company is building his new barndo in SIPs.
All of our plans have detailed electrical plans but it is best to have your electrician verify and adjust based on your needs.
Rough in plumbing can be deemed from the detailed floor plans. We do not provide finished plumbing plans, there are two many variables we can’t know.
This varies by kit type. Due to the long process and expense of SIPs we only take a 10% deposit on SIPs kits. For Red Iron and Cold Formed Steel, the deposit is normally 35%.
Red Iron Buildings: Weld Ups can ship in 3-4 weeks, typically as soon as you are ready for the building.
Bolt Up Steel Buildings: Typically 8 weeks – this can be quicker if you did not make significant changes to the floor plan.
Cold Formed Steel: Typically three weeks from the time we get engineered stamped plans approved.
SIPs kits: Typically 6-9 weeks. Engineering the kit to your zip code takes a large part of the time. If you need stamped plans for permits, start the process early to avoid delays.
Refund Policy
We offer a full refund of your deposit up until engineering begins for your specific ZIP Code.
After engineering has started but before production begins, partial refunds may be available depending on the work completed.
Once you’ve approved the final plans and we’ve ordered materials for fabrication, the order is no longer refundable.
We have extensive warranties on all of our components and you should get a warranty from your builder.

Kit Warranty

Yes, we can help provide a crew to erect. We have partners in every region and most are willing to travel. Remote locations or areas without lodging will be more expensive to build in.
Construction costs vary widely by state and county.
We’ve seen completed kits finished for as low as $125 per square foot in Oklahoma and over $400 per square foot in California.
We occasionally publish turnkey pricing in select areas and will soon offer turnkey barndominiums in Michigan and Texas.
