August Kit Special: The Legend Modern Farmhouse
If you have been waiting for the right time to start your barndominium or modern farmhouse build, this is it. For the month of August, we are featuring The Legend, a 1,821 square foot modern farmhouse plan, as our featured kit special. Whether you are drawn to the clean lines of Red Iron, the efficiency of a Cold Formed frame, or the energy performance of SIPs, we have a kit option built around your budget and your build. Kit cost may change based on snow load over 30 lbs per sq ft and/or wind speed over 110 mph.
About The Legend
The Legend is a 3-bedroom, 2-bathroom modern farmhouse with a 2-car garage and 1,821 square feet of thoughtfully laid out living space. The floor plan features a split bedroom design, keeping the primary suite private on one side of the home while the secondary bedrooms sit on the other. A dedicated laundry and mudroom combo sits just off the garage entry, giving you a place to drop boots, bags, and everything else before you walk into the main living space.
Out front, a wraparound porch spans the width of the home, and a covered back porch adds another spot to relax after a long day. Inside, the open living, dining, and kitchen area is designed for everyday living as well as entertaining.
Three Kit Options, One Simple Promise
No matter which building system you choose, our kits all follow the same promise: when we leave the job site, your home is ready for the trades to finish. That means you are not left guessing what comes next. Every kit below includes material and installation for the following:
- Kit delivery and erecting
- Foundation allowance (32k)
- Internal framing, fully framed
- Siding and roofing (system dependent, see below)
- Windows, external doors, and porches

Red Iron: $189,500*
Our most budget-friendly option, Red Iron construction pairs a durable structural steel frame with 26-gauge R-panel siding and roofing. This is a great fit if you want the strength and longevity of a metal building system without the higher upfront cost of insulated panels.
Cold Formed: $219,499*
Cold-formed steel framing offers a straight, precise structure that resists warping, rot, and pests. CFS is a panelized wall system much like stick-built, but the sticks are steel, and the panels come in 8-ft sections.
SIPs: $239,500*
Structural Insulated Panels (SIPs) bring energy efficiency to the front of the conversation. This kit includes board-and-batten siding paired with a 26-gauge standing-seam roof, giving The Legend a classic farmhouse look and a tighter building envelope.
What Is Not Included
To help you plan your full project budget, these kits do not include dirtwork, plumbing or rough plumbing, electrical, roads, sewer, or water hookups, or drywall or anything not specifically mentioned as included.. The 32k foundation allowance is designed to cover all or most of your home’s foundation and porch costs, though actual foundation costs will vary based on your specific location and site conditions.
